Set on the gritty streets of New York City in the late 90s, the plot revolves around the storied life of Frankie Cunningham, an Irishman who once had happiness in the palm of his hand but now finds himself on the edge of insanity and one step away from being homeless.

When news breaks that the Sunrise Hotel Flophouse, Frankie's home, is set to be demolished, Frankie and his down-and-out friends, unwilling to succumb to the dismal fate of living on the streets, rise up and go after the powerful man responsible for the demolition, the same man who ruined Frankie's life many years ago, Frankie's estranged brother, Charles Cunningham.

Frankie's past creeps in and we are taken on an emotional journey through his former life back home in Ireland, his brief encounter with Broadway fame, his triumphs, failures, the profound bond he once had with Charles, and most prominently, the tragic love affair that tore the two brothers apart.

A heartachingly poignant look at love, betrayal, and how to hold on to hope when you have every reason to give up.
